Think Tank
More than 78 million Americans live in 375,000 community associations representing more than $13 trillion in housing value. The Foundation’s Think Tank helps industry leaders anticipate emerging challenges, identify long-term trends, and develop research that strengthens the future of community associations.
Critical Issues Think Tank
Since its launch in 2014, the Foundation’s Think Tank has brought together experienced leaders from across the community association industry to explore emerging trends, address complex challenges, and shape meaningful research initiatives. Their collaborative work provides practical insight and thought leadership for the 51,000+ members of Community Associations Institute and the communities they serve.
Key Research Initiatives
Built-to-Last: Strategies for Extending the Economic Life of Community Associations
An ongoing research initiative focused on the long-term sustainability of community associations, including reserve funding, infrastructure preservation, insurance pressures, governance, and economic viability.
This research examined financial and infrastructure pressures not always captured through traditional reserve studies, including unforeseen repair obligations and long-term funding challenges. The report also highlighted strategies communities have used to respond to emerging risks and better prepare for future financial stress.
Released in 2018, Wired examined cybersecurity threats and liabilities facing community associations. The report continues to influence conversations among managers, attorneys, insurance professionals, and technology providers as communities respond to evolving cyber risks and legislation.
Creating Harmony in Diverse Communities
This project explored diversity, inclusion, and community engagement within association-governed communities, offering practical guidance for fostering stronger and more connected neighborhoods.
Attracting Talent to the Community Association Industry
This initiative examined workforce trends, recruitment challenges, and professional development opportunities impacting the future of the community association management profession.
Why It Matters
Community associations continue to face increasingly complex operational, financial, technological, and governance challenges. The Think Tank provides a collaborative environment where experienced leaders can identify emerging issues early, share expertise, and develop practical research that supports stronger, more resilient communities.
